Which Neighboring Town Has the Highest/Lowest Home Prices?

Most of us are curious about home prices in neighboring towns. Although we may not regularly follow the real estate markets in those towns, it’s nice to have a general idea of how home prices compare to those in our own town. In addition, it’s always nice to know whether prices in neighboring towns are trending in the same direction as in our town, and at the same rate. Here’s a table of median single-family home prices in neighboring towns for 2012 and 2011:

Median Sales Prices:         2012         2011 Change
Fair Haven $662,500 $641,250 3%
Little Silver $480,000 $522,500 -8%
Monmouth Beach $802,500 $735,000 9%
Oceanport $394,500 $440,000 -10%
Rumson $1,200,000 $1,110,000 8%
Shrewsbury $481,950 $372,500 29%

As you can see, Rumson has the highest median price for single-family homes, and Oceanport the lowest. Shrewsbury prices increased by the largest percentage, followed by Monmouth Beach and then Rumson. Only Little Silver and Oceanport showed median price decreases.
