About Me

Hi! I’m Len Dunikoski and I’d like to be your REALTOR®.

Rumson Fair Haven RealatorI’ve lived in Monmouth County since 1973. My wife and I raised our children here, saw them go through the local schools (both public and private), and enjoy the benefits of living in friendly small towns. After retiring as a successful hospital administrator, I became a full-time REALTOR®  several years ago. Keep reading below to find out how to choose a real estate agent, and why the skills you use as a hospital administrator make you a good REALTOR®.

This is not a typical real estate site; you can go to  Dianeturton.comRealtor.com ,  or other sites to see what homes are on the market. My goal is to educate, inform and challenge you. I’ll teach you about the 4 key, objective indicators you need to use whether you’re buying or selling a home. You’ll get my personal insights on the LOCAL real estate markets, not only for Rumson and Fair Haven but for other towns in Eastern Monmouth County. If you’re a first-time home buyer be sure to read “The 5 P’s of Buying a Home”. Come back to this site as often as you can, or fill in the “Follow Blog via Email” box on the Home page to get automatic emails of each new post (typically once/week). Text, email or call me with any ideas or questions.

From Hospital Administrator to Real Estate Agent? and How to Choose a Real Estate Agent

Were you surprised when I said  I became a REALTOR®  after spending 35+ years as a successful hospital administrator? Besides the obvious reasons (I’ve lived here for a long time and I like real estate), there actually are many similarities between the healthcare and real estate professions. You work with people and provide value;  you interact with people who are going through stressful situations; you have to be knowledgeable and professional, sharing information with others so they can make informed decisions; you’re respected only if you have the utmost honesty and integrity; and you must absolutely maintain the confidentiality that’s entrusted to you. Finally, whether you’re a hospital administrator or a REALTOR® , you often provide services without knowing whether you’re going to be paid for them or not.

In healthcare, the best physicians and hospital administrators have their competency certified by independent national “Boards”. Likewise, the best accountants have “CPA” designations, the best life insurance agents have  “CLU” designations, etc. The trend to independent certification is fairly new in real estate, and more REALTORS® become certified in upscale towns or close to a college or university. I’ve earned the “GRI” (Graduate, Realtor Institute) designation, which is the highest designation in the real estate profession. In order to achieve it you’ve got to take 90 hours of difficult course work and pass three (3) written examinations covering all aspects of real estate.

How should you choose a real estate agent? My advice is to do it the same way you’d choose a doctor: ask people for recommendations based on personal experience, and then get to know as much as you can about the person. Above all, you need to respect and trust this person, and know that he/she has the highest standards of honesty and integrity; (BTW, ask the REALTOR®  you talk to what 6 fiduciary responsibilities they’ll owe you if you’re their client). If you think you’ll be selling your house in the next few years, start building a relationship with a real estate agent now instead of making a hasty decision later. If you’re looking to buy a house or condo, talk to two or three different REALTORS®  before deciding who to work with. I’d love to earn your trust and confidence so I can be your REALTOR® . If you’re a first-time buyer, please know that I’m patient, will show you both the pros and cons of any specific property, and will guide you through the process so it’s as least stressful as possible. Text or call me at (732) 239-0739 or email me at ldunikoski@dianeturton.com; my office is at 8 West River Road in Rumson.
