This doesn’t mean what the tax assessment is for the home or what you think it “should” be worth; it means the price which a reasonable buyer is willing to pay and a reasonable seller is willing to accept.
You don’t want to set your asking price too low because you won’t be getting fair market value for your home. You also don’t want to set your asking price too high, because an unreasonably high price will not only discourage offers, it will also discourage potential buyers from even scheduling visits to see the home.
